TA Associates Buys Sawgrass Corp. Park Office Bldg.
JV of Guggenheim, Stiles Corp. Sells International Place II Bldg. for $22.2M
TA Associates Realty of Boston has acquired the International Place II office building in Sunrise, FL, from a joint venture of Stiles Corp. and Guggenheim Real Estate for $22.2 million, or about $238 per square foot.
The 93,373-square-foot building is at 1580 Sawgrass Corporate Parkway, in the 612-acre Sawgrass International Corporate Park. Tenants include Colonial Bank, ResMAE Mortgage, WCI Realty, and The Intelligent Office. The property also houses the headquarters of Elderly Housing Development & Operation Corp., and Trendium Inc.
According to Christian Lee of CBRE Capital Markets, who along with colleagues Charles Foschini and Christopher Apone represented the seller, "The network of highways serving Sunrise is a natural attraction to large corporate tenants, as it gives them the ability to attract educated employees from all three counties within favorable commute times."
Lee says the highway network has resulted in "high occupancy levels and unprecedented rent growth for offices properties in the submarket."
